Privacy Policy
This Privacy Policy describes what information we collect through the Metric Estate mobile app and metric.la website, how we use it, where we store it, and what your rights are. It complements our Personal Data Treatment Policy registered under Colombia's Law 1581, which you can read in Terms and Conditions.
Metric Real Estate S.A.S. is the entity responsible for processing your data. If you have questions or want to exercise any of the rights described below, write to miguelvilla@metric.la.
What we collect
We collect only the information needed for the platform to function. Specifically:
- Account data: your name and email, collected when you create an account in the app or on the site. Used to authenticate you, to communicate with you about your account, and to send alerts when properties match your saved searches.
- Authentication state: when you sign in, we store an encrypted session token on your device (via expo-secure-store on mobile; HTTP cookies on web) to keep your session active between visits. We do not store your password — only a one-way hash on our servers.
- Push notification token: if you grant push permission in the mobile app, we generate an anonymous token provided by Expo and store it associated with your account. We use it exclusively to send you alerts when a new property matches your saved searches. You can revoke this permission from your device settings at any time.
- Favorites and saved searches: the properties you favorite and the filter sets you save are stored on our servers, associated with your account, so they are available across all your devices.
- Contact messages: if you send us a message through the contact form, we keep the message content and your contact info (email, name, phone number if provided) to respond to you.
- Anonymous visit statistics: for the reports we send to property owners whose listings appear on the site, we log property-page visits including date, referrer (the site you came from), country (derived from your IP address by Cloudflare, almost always "CO"), and device type (mobile or desktop). These statistics do not include your identity or your full IP address — only the country code. We do not use third-party cookies for cross-site tracking.
What we do NOT collect
To avoid ambiguity, here is what the app and the site explicitly do not collect or access:
- GPS or precise device location. The app's map shows pins for published properties; we never request or access your location.
- Camera, microphone, or photos from your device. The app does not use the camera, microphone, or photo library.
- Contacts, calendar, or any other personal data stored on your device.
- Advertising identifiers (AAID on Android, IDFA on iOS). We don't run ads in the app.
- Third-party analytics software (Google Analytics, Facebook Pixel, Mixpanel, etc.). None are integrated into the app or the site.
Where your information lives
- Primary servers: Render and Railway, located in the United States. Store your account, favorites, saved searches, push tokens, and contact messages.
- Property photos: Cloudflare R2 (object storage) and Cloudflare Images (transformations). Photos are of published properties, not of you.
- Transactional email: Resend, used to send welcome emails, password recovery, and account notifications.
- Push notifications: Expo Application Services, which delivers push notifications to devices.
Third-party services
Beyond the infrastructure providers listed above, the app may open third-party applications at your request:
- WhatsApp: if you tap "Contact by WhatsApp" on a property listing, we send you to the WhatsApp app with a pre-composed message. Once in WhatsApp, the conversation is governed by Meta's privacy policy.
- Google Maps: the app's map uses Google Maps SDK for Android. Google may log your request when loading the map (see Google Maps policies).
How long we keep your data
We keep your data while your account is active. If you request account deletion, we remove your personal information from our primary servers within 30 days, except where a legal obligation requires us to keep it longer (for example, real-estate transaction records). Contact messages are retained for up to two years from receipt.
Your rights
As the Owner of your Personal Data under Colombia's Law 1581, you have the right to:
- Know what data of yours we have stored.
- Update or correct your data at any time from your profile in the app or the site.
- Request that we delete your account and all associated data.
- Revoke your authorization to process your data (this entails closing your account).
- File complaints with the Superintendencia de Industria y Comercio of Colombia if you believe we have failed to comply with the law.

Changes to this policy
When we make material changes to this Privacy Policy, we will notify you before they take effect, via email to the address associated with your account and via a notice in the app and the site. The "last updated" date below always reflects the current version.
